Having sold homes in several new construction communities, I know what to look for in the construction phase...and how to negotiate on your behalf when making an offer on a new home. Buying a new construction home will often enable you to select many of the features that allow you to "personalize" your new home--especially if it's early enough in the construction phase. In some cases, you might also be able to select your desired floorplan and homesite. In this type of situation, it's especially helpful to have someone that represents YOU during the negotiation process.

This would include determining what floorplans meet your needs, how far along in the construction process are the homes that might interest you, are there any upgrades that can be included in the construction, what homesites might be available and are there any Buyer's incentives?
While buying a new construction home can be an exciting process...it often takes more time than buying an existing home--so you'll want to plan accordingly. Some builders might have "standing inventory"--which shortens the process--but this is less likely in today's real estate market. If you start from scratch...plan on at least 3-6 months for construction--depending on the builder and the amount of detail that's built into the home.
