Selling your home is a very involved process--if it's going to be done right and provide you with the biggest possible return on your investment. For that reason, your choice of the person/team to represent you is critical. In an effort to help you determine whether or not our team meets your objectives, listed below is a brief recap of some of the steps we execute when marketing your home:
Initial Meeting:
* Provide you with a packet of information that addresses many of the aspects of selling your home--including examples of a Net Proceeds Estimate worksheet and samples of communication/feedback tools that will be used to keep you informed throughout the process.
* Gather information on your objectives, desired method of communication, anticipated timeline for activating the marketing plan and any additional activities you wish us to employ during the transaction.
* Provide you with a Checklist of activities you'll want to address to ensure that your home is "Ready for Prime Time".
* Collect information on your remaining mortgages--for use in providing a Net Proceeds Estimate worksheet that recaps your "bottom line" equity projections.
* Conduct a quick review of the home--to assist us in conducting a Market Analysis to determine the expected "Market Price" for your home.
CMA (Comparative Market Analysis) & Presentation of Findings:
* Preliminary review of recent listing activity near your home--regardless of size or style of home--to determine market activity and general pricing expectations.
* Conduct an in-depth analysis of "Comps"--homes near you that are similar in size, style and age.
* Personal tour of "Comps" that are currently on the market that will be competition for your home.
* Analyze notes from the tour and the results of the CMA research--to arrive at an anticipated "Market Price" for your home.
* Compile the Net Proceeds Estimate worksheet--based on 3 possible selling prices--and provide recommended pricing strategy.
* Schedule follow-up meeting with you to review our findings and recommendations.
* If selected to represent you...Deliver forms that you will need to complete and/or initial prior to the "Go Live" date. This will include a copy of the legal description for your home, Seller Disclosure Statement (Form 17) and other misc forms. If possible, it's best that this be done while I am still there--so I can assist you with any questions you might have about the forms.
Preparation for Activating the Marketing Plan:
* Conduct a room-by-room review of your home to determine possible "Feature Card" items.
* Review the home for possible "Staging" needs--prior to activating the listing. If necessary, contact a Professional Stager to provide an in-depth assessment.
* If necessary, provide the names of contactors who can assist with any repairs.
* Once you have competed all projects outlined in the above steps...conduct a follow-up evaluation to establish the "Go Live" date.
* Conduct a follow-up review of "Comps"--to help finalize pricing.
* Install the "Coming Soon" yard sign.
Marketing Countdown Activities:
* Collect key and any outstanding paperwork.
* Conduct extensive photo shoot for NWMLS (Northwest Multiple Listing Service) listing and advertising.
* Create full-color marketing flyer & "Just Listed" postcard
* Prepare "Home Book"--outlining key information about the home and community.
* Prepare "Agent Information Package"--with details & forms agents need to submit with offer.
* Deliver all on-site promotional materials and install keybox.
* Activate the listing on the NWMLS.
Marketing and Listing Follow-up Activities:
* Flyer box stocked with full-color flyers...with back-up supplies available for your replenishment.
* Color flyers sent to real estate professionals in your area.
* Listing posted to the John L. Scott website--one of the most visited websites for Buyers in the country.
* "Just Listed" postcard sent to homeowners in your area--to increase awareness for those who have family and/or friends who might want to live here.
* Listing information--with photos--posted to Craig's List.
* Complete listing information downloaded to www.CallRon4Homes.com .
* Listing details sent to all of my past clients--in case they know of someone who might be interested in your home.
* Targeted advertising in publications such as: The Real Estate Book, HOMES Magazine, TNT, The Olympian and/or the Ft. Lewis/McChord paper.
* Schedule John L. Scott office tour, Open House and/or Broker's Open...and provide you with feedback on results.
* Consistent tracking of "Agent Hits" on the NWMLS (Northwest Multiple Listing Service) website...with regular feedback to you.
* Monitor public activity on the John L. Scott website...with feedback to you.
* Follow-up communication with agents who have shown your home...with feedback to you.
* On-going review of showing activity--with an eye for possible pricing revisions and/or marketing changes.
* Provide replacement flyers--if needed--highlighting any price changes and/or added Buyer Bonus incentives.
Once an Offer is Received:
* Review all offers from Buyer's agent--with a recap to you of any concerns and/or positive components for each offer.
* Assist in negotiating any desired counteroffer.
* Once offer is accepted by all parties...discuss all remaining steps in the process--helping you understand what comes next.
* Submit accepted offer to the John L. Scott office.
* Confirm that the company handling Escrow has all required paperwork.
* Review the results of the Buyer's inspection...and provide recommendations to you on suggested response.
* On-going follow-up with the Selling Agent and Escrow to ensure that final steps of the process go smoothly.
* Inform John L. Scott and the NWMLS of all status changes during the transaction.
* Review the preliminary HUD statement from Escrow--making sure all costs have been properly allocated between you and the Buyer.
* Request information on your new address--if you're moving out of state--so I can contact you with any information you'll need after the sale closes.
* Arrange for delivery of the keys to the Selling Agent.
* Remove the yard sign, keybox and all on-site marketing materials.
* Connect with you--after the sale--to see how you're doing in your new home.
